A booking is confirmed when you receive written confirmation from us of your stay and your booking details by e-mail from us, this signifies that both parties have entered into a binding contract which is subject to all the Hill Top Farm booking conditions. Please ensure the details on your booking confirmation are correct, and advise us immediately if there are any errors.
Secure your booking
To secure your booking we require a non refundable deposit of £300.00.
Balance of payment
Balance of your booking must be paid eight weeks prior to the commencement of your stay. Payment can be made by electronic transfer or sterling Cheque. If paying by cheque, payment should be made to Hill Top Farm.
House-keeping security deposit
A compulsory £300 accommodation security deposit is required for any Group stay. This will be refunded by cheque or bank transfer within seven days following departure of your stay, subject to inspection of the property and less any costs for breakages, damages etc
In the event of cancellation, deposits are non-refundable. Any cancellation must be sent to the owner in writing and must be made by the person who made the booking. We do give you the opportunity to re book, the cost of your booking may change subject to season and time of year.
Non-availability of the Property
In the unlikely event the accommodation ceases to be available for the period of your booking. We would attempt to offer you alternative accommodation. However, if this were not possible, or were unacceptable to you, then a full refund will be given of any monies paid to the Owner. Our liability would not extend beyond this refund.
Your check- In time is agreed at the time of your booking however it is usually between 2.00pm and 3.00pm on your arrival day. We are happy to be flexible.
You are required to vacate the property as agreed on your reservation and agreed with Hill Top Farm. We are happy to be flexible.
Use of the Property
The number of guests occupying the property must not exceed the number agreed on your booking. Failure to comply would void Hill Top Farm’s Insurance. Any evidence found of additional guests would result in monies taken from the security deposit. Guests must use the property for personal and domestic purposes only and not for commercial purposes. We reserve the right to refuse entry to any party or ask guests to leave immediately if these conditions are not observed.
All guests agree to take reasonable and proper care of the property and the furniture, pictures, fittings and effects in or on the property during the period of the rental.
All equipment, utensils, etc. must be left clean and tidy at the end of the hire period. In the unfortunate event of damage or breakage’s, the owner and house-keepers must be notified. All damages and breakage’s are the legal responsibility of the guests and their replacement cost will be payable on demand. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £50 if you did not report this.
All guests are expected to leave the accommodation in the condition of cleanliness, general repair and order in which it was found. An additional charge may be made if extra cleaning is required and would be deducted from your security house deposit.
The owner or her representative shall be allowed access to the property/ accommodation at any reasonable time during any occupancy.
The owner cannot accept liability for any loss, injury, damage or expenses of any kind sustained by any member of the party in connection with the holiday stay, or the accommodation.
Smoking is NOT permitted inside any of the premises. Anyone smoking outside must not discard their cigarette butts in the close proximity and immediate grounds and gardens. There are sand containers supplied for the disposal of all cigarettes.
We don’t accept pets unless by special agreement with Hill Top Farm.
